quit claim deed form

my parents both own a house, however we want to take my father off the title and transfer it to mine and my brother names. would a quit claim deed take care of this? i saw the form and assume both of my parents would be considered the grantors and would have to sign it over? if so is there a major cost to file this, we live in ca. thank you

You are absolutely correct in your approach. A quit claim deed is the process by which your father can transfer his name off the title.

If the property is a community property in the name of husband and wife then both of their names are required in the form.

They must sign the quit claim deed form in front of a notary public. You are not going to get the portion belonging to a grantor who does not sign. So your mother may not be required to sign it. Consult an attorney for his advice as this is a crucial record.

The cost may be around $14.00 for the first page and $3 for each additional page.
