first time home buyer & co-signer

I live in MN and middle credit score is just a 605. I have family of 3. A son, fiancé(with no current job) and I(full-time job). I have also co-sign whome will not live in the home, but has near perfect credit to co-sign in place for my fiancé. Knowing I need a 620 or higher score. Can i still get a approved for a loan. Or do I need to get my score up to 620 before i can get approved even with the co-signer?

Or can i find a investor to buy the house and rent-to-buy from them?

Please help!!!!!
I would suggest on starting the process and working your credit in the midst of the loan. You only need 15pts to acheive a 605 score. Depending on what's causing your score to go down. There's a great possibility you can increase it immediately!
