BUYING FIRST HOME IN SMALL TOWN W.CREDIT PROBLEMS

MY HUSBAND AND I ARE WANTING TO BUY OUR FIRST HOME BUT WE LIVE IN MOUNT CARMEL ILLINOIS AND THERE IS NO PLACE HERE TO HELP WITH PEOPLE THAT HAVE HAD CREDIT PROBLEMS IN THE PAST DOES ANYONE KNOW ANYTHING THAT MIGHT HELP US BESIDES MOVING AWAY FROM OUR FAMILY THANK YOU

I think you have been through some credit problems in the past and so you are not finding a proper loan to finance your home. So, can you say in details what credit problems you had and what's your score right now (approx)? It will be then easier for me to give suggestions. As of now, I can say if you don't have late payments for the past 12 months, you can try for FHA loans.

I agree with User. FHA is likely going to be a good option. You might want to be a little more specific in your needs and past credit issues.

You say that this will be your first home.
Do you any history of rental payments to anyone?
How long have either of you been employed?
Do you any money set aside for a down payment?

There are plenty of resources available, whether you live in a town of 50 or 5-million people. Don't worry! The proper thing to do is start investigating your possiblities -- and, here you are doing just that! If credit issues are the chief obstacle, let's discuss them.

all of the responses here are creditable. despite credit problems in the past, you still ought to be able to have an opportunity to make a purchase. fha is the most forgiving of the product lines out there at this time.

your next step ought to be to visit with a lender and see precisely what can be done, based on your current situation as it relates to credit, income, assets, etc.

i agree with chuck as well...if your credit background is problematic, let us know the degree to which this is the case; and we would be able to make suggestions that would be helpful to you.
