I want to purchase a home that I have been renting for 11 months. The price is $170,000.00 ^ the seller will give me $10,000.00 toward closing costs. I will need financing & down payment assistance. I have been a Medical Instructor for 4 years. Can you help me?

This is a mortgage community and not a lending institution. You should contact the local lenders and apply for a mortgage and down payment assistance. If you meet all the required criteria of the lender, you will be able to get a mortgage.

ysisco, depending on where you are located, you may well find that the state has a first time homebuyer program that can suit you.
Check with your state housing authority to see what's available for someone in your situation. Many of the programs out there provide for downpayment/closing costs assistance in addition to offering the primary loan for purchase.
