First time homebuyer. can i qualify?

I am currently looking a t a house that they are asking 74,900. the house needs work (water pipes, boiler furnace, possibly new shingles, flooring.) the last i knew my midldle score was 650 and that was 2 years ago. since then my income has improved (24k -26k yearly) minumum debt ($300) monthly to pay car, car insurance, credit cards. I want to put an offer in for 50,000. Is it possible to get extra out of mortgage to fix minor issue prior to moving in? Also My fiancee's mom is will to be a co-borrower but she is canadian. is that possible? Also the downpayment will come form my fiancee and we only have about 5,000 available but that is pushing it.

Can any one suggest a good direction for me to start? I have a meeting with a lender hopefully this week, but want to be educated before i talk to them.

You should note that not all home loans include home repair loans. You should consult your lender mentioning that you also want a certain amount of loan for home repair. He/she can give you the best possible options.

If your fiance's mother has a good credit history in US then she can become a co-borrower in the mortgage. However, if she does not have a good credit history, then she may not be allowed to become a co-borrower. The whole issue lies at the discretion of the lender who will take into consideration the income of your fiance's mother as well.

concerning the work to be accomplished on the home - if you can obtain an fha 203(k) loan, that will allow for rehabilitation of the property. discuss this with your lender to see if that's a loan they offer. otherwise, you may wish to shop around a bit for someone who does offer such a product.

in all likelihood, you'll not be able to close on your loan unless major work is done beforehand (except with a rehabilitation loan as noted).

as for your fiancee's mom; i agree with sussane concerning the credit aspect of it, but since she is a foreign citizen, she'd also have to document her legal residency within the us (green card, for example).

I have looked over the property more and got some info from a local contractor. the shingles are good for a few years. the flooring is not a needed to be changed right off. the only thing is not sure condition of water pipes and boiler since there is no power at the place right now.

My fiancee's mom is not a resident of us, so i guess that will not work.
I never think of it that way since we live so close to canada. the view from house can see canada. before work can be done on the house would it not have to close?

On average how long does it take to get preapproved for an FHA loan? don't want this property to go out from under me. and realitor requires pre qualify letter before putting an offer in. the house is valued at almost double what they are asking (assumed from what realitor said) what is minimum credit score needed for a FHA to get 65000? I have tried all the calculators out there but and unsure with the results since I am unaware all the terminology

gosh, i thought i'd get some sort of juicy topic for my 1000th post on here, but i guess not.

here goes...first of all, i'm surprised your realtor doesn't have a favorite lender to send you to for the preapproval. but i guess they don't all have a favorite. next, getting said preapproval ought not to take more than a day, really; assuming your situation is satisfactory. you can expedite things and make them more certain if you provide pay/asset documentation up front.

minimum scores for fha loans are going to be below 600 - how far below depends on the lender. of course, all the other aspects of your deal need to work, too; not just the score.

with no power in the home, you'd need that fixed before closing unless you went with the rehab idea. basically, you need to have a habitable house in order to get a mortgage.
