life estate deed

my mother did a life estate deed (grantor) to me (grantee) in conderation for ten dollars and other valuable considerations to said grantor, in hand paid, the recipt where of is here by acknowledged, has granted, bargained and sold unto the said grantee, and the grantees heirs and successors and assigns forever all that certain parcel of land situate in HERNANDO COUNTY IN THE STATE OF FLORIDA legally as descrided as follows to wit:

Grantor hereby reserves the beneficial title in equity into above described property which constitutes her homestead.
Subject to a life Estate to D....H....., who shall have full rights to possess,
sell or use and enjoy the aforesaid property, collect and recieve the rents,
issues, profits and income of said property for the rest of her life.
Now...that was done a year and a half ago. I have de-ratted the home...completely painted the whole interior, removed all the carpeting and padding..taxes..ins..util..CAN SHE TAKE THIS AWAY FROM ME?

Though your mother holds the life estate rights to the property, if you are the grantee, then you are the owner of the property. She will have the rights to stay in the property until death. After her death, the life estate clause will become null and void. So, I don't think she would be able to take back the property from you.
