Name on Warranty Deed but not on mortgage or note

My name is on the Warranty Deed and on the first page Settlement Statement of the HUD. But my name is not on the Mortgage, Note or any of the Loan pages. Will a Quit Claim remove me from all financial responsibility to the property? Property is in state of Florida.

Should I use a real estate lawyer for this?

You will have to refinance the mortgage in your name in order to transfer it from your father's name. Then you can keep paying the mortgage dues to keep the house.

Hello I'm just trying to make sure I will not be signing anything to take my rights to my house away. my husband wants me to sign mortage loan papers to remove me from the payments and he will be responsible only for payments,but when tax time comes around again and we file jointly will I be entitled and the equity in the house will I still be entitled. I am still on the deed but I am requesting a copy to make sure. Am I doing the right thing?

Yes, you're doing the right thing. You will remain an owner of the property when your name remains on the property deed. This is irrespective of the fact whether or not your name is mentioned on the mortgage docs.
