QUIT CLAIME DEED

when does a quit claim deed take affect the day it was sign or when it got recorded at the county office. also can a buyer as well as the seller be a witness on the form i live in tampa florida and i was just wondering about this

The quitclaim deed becomes effective from the day it is recorded.

Whether the buyer or the seller can witness the quitclaim deed will depend upon the state laws.

A deed becomes effective when it is delivered to the grantee. Recording a deed has no effect on its validity.

A witness should be a disinterested party, not the buyer or seller.
