my wifes name is not on the mortgage (anywhere) at all, however since we do live together at the same address, her name only appears on the "pinellas county, property appraisal list, in the city of clearwater, the state of florida, along with mine, and yes as a resident first time home buyer i claimed my share of the "homestead exemption", i'm allowed to.
if we split up or i had to move into the world of god-forbid ...foreclosure.... with her name currently or still being on the property tax rolls how would this affect her ..her monies...her credit rating or since she's not on the mortgage proper doesn't that really matter? as far as she's concerned and is the "quit claim deed" the vehicle to be used? thank you, in advance.

If your wife's name is not listed on the mortgage doc, then she won't be liable for the dues though her name appears on the appraisal list. So, the foreclosure will not affect her monies or her credit report. If her name is on the property deed, then she can sign a quit claim deed and remove her name from the deed.
