Hi there… I have a home in Florida and I am now unemployed. I want to negotiate with my lender to Short Sale or a deed in lieu. I think I need professional representation and guidance - who is best to do that for me? An attorney or other such professional? I have spoken to an attorney who told me it was for me to have the discussion but I fear they will just brush me aside. Any advice much appreciated.

the attorney has given you the right suggestions. you can contact your lender and apply for a short sale or a deed in lieu of foreclosure. in order to do so, you can write a hardship letter to the lender mentioning your financial hardship. if the lender is convinced by your hardship, you will be able to get a short sale or a deed in lieu of foreclosure.

Having an advocate on your side is always a benefit. You can check on hud.gov for approved counselors who can provide expertise in such a situation. You can also seek out other attorneys who might have such expertise, though I warn you to be ultra-careful with that.
