does anyone have a recommendation for a residential lot loan in florida? 650 middle fico, full documentation, with 10% down on $50K

Have you shopped around for lenders yet? if not then you should do it. BTW you can request for no-obligation free mortgage quote from the community lenders. You just need to give minimum details.

valrico state bank and suncoast schools credit union have great rates if it will be a primary residence and you are purchasing, but not refinancing. fivestarmortgage.com has fair rates (10%) for second home or investment property lot loans. i have been researching to refinance a 1.25 acre lot on the river we bought for $275k that we owe 80k and have not been able to find a refinance lender below 10% fixed.
check with soem of thelendrs on this forum and should be able to give you some good suggestions
