quick claim deed

My mother has a deed for property in Florida. Her deceased brother is also on the deed. SHe would like to give the property to me through a quick deed claim or deed transfer thru Legal Zoom. What are your suggestions as to filing/solving this claim?
Hi Bedz,

You've mentioned that your mother's deceased brother also owned the property. In that case, your mother cannot simply transfer the property to you. If the deceased brother had any heirs, then they can claim a portion of that property. If there were no heirs, then your mother will have to first transfer the property in her name by contacting the county recorder's office and filing an affidavit of heirship. Once the property is solely transferred in her name, she can file a quit claim deed and transfer it to you. Then, you need to notarize and file the deed at the county recorder's office.

Thanks
