My mother passed away last July, had property in Florida

If your deceased mother have left a will stating you as the successor of her property, you do not need a warranty deed. The will needs to be probated in court so you are declared the legal owner of the property. A warranty deed will be of no use as such a deed is required to be signed by the owner of the property i.e your mother, who is now deceased. I think you should contact a probate attorney in this regard.
