My BK7 was discharged in January 2013. The courts allowed me to surrender the property. Based on info form the attorney, I attempted a short sale which eventually came with a request to reduce, because mildew built up in the home. Freddie Mac refused the reduction, but sold the house in foreclosure for the same price the potential buyer requested. My question is, since I never reaffirmed the mortgae, am I still responsible for the deficiency, which is about 20k

As you never reaffirmed the debt in your bankruptcy filing, you are not responsible for the deficient amount. The lender will not be able to come after you.

As James has said, you will not be liable for the deficiency. You can simply walk away from the property.
