i am sad and terrified at the same time--i foreclosed on a house in ohio two years ago, and now a collection agency in texas is demanding that i pay them $32,000 for the second mortgage on that house. the house was sold at sheriff sale in aug. 2008 and has been occupied ever since.
do i have any recourse?

I guess you haven't paid off the deficient balance resulting from the sale of the property. As a result, the lender has assigned the account to a collection agency. The collection agency has now contacted you in order recover the dues. You will have to negotiate with them in order to get out of this. You can negotiate with them for a repayment plan to pay off the dues. You can even have a word with them to find out whether or not they can forgive a portion of the dues for you.

Thanks for the quick reply, Sussane. I am broke--truly--and wonder if I can just do a Chapter 7 to discharge this debt. I can no longer pay any of my bills, much less this one.
Another quick question: The house was in Ohio, but I'm now in Texas. Are there any laws that speak to this (do you know)?
