If the mortage co. forecloses, will I still have to pay for the property?

i left my husband in july 2008. since then he has gotten behind on the mortage and is going to face forecloser soon. my name is on the loan, but we did a quit claim deed and i gave the property back to him. the house was his before we got together, we just refinanced to do some home improvements. would it be better if we got a divorce or is it to late since he has gotten so far behind on the payments.

As your husband is already late on mortgage payments, I guess, it has started affecting your credit score. The late payments will be mentioned in your credit report and it must have lowered your score as well. You should have asked your husband to refinance the loan when you quit claimed the property to him. This would have released you from the responsibility of paying the dues.
