cliff, i saw notes that you have answered and thought maybe we could benefit extremely from your suggestions.
we have had 2 previous loan modifications, last one was in 2006?
we got behind on our loan in aug 08, i believe the total was $4000.00+. my husband was put on a repayment plan for 3 months (jan-mar 09) with the hope to do a loan modification with the rest owing in april. our loan modification was denied. reason was it was not in the best interest of the lender. in april they asked us to again give them our financial information and our only option that came up again was a loan modification again (3 month plan with the rest modified). the representative said she did not know why this came up again and that we should write a hardship letter asking them for other options. we faxed the letter along with financial documentation about 3wks ago. we have called but they say that it is still processing and that it will take 30 days. our home is up for foreclosure sale in september. what do i do now. where can we get help. i feel as if it is out of my hands and we have no more choices. tell me what we should do please.

If i were you, I would find out who owns my loan. Banks package loans and sell them to other banks and investors and sometimes the bank who bough your loan may be willing to negotiate a Loan Modification.
