Is there any mortgage company that will approve you if you had a foreclosure and it hasn't been the 3 year mark?
Normally lenders will want you to complete the 3 years mark after foreclosure in order to consider you for a mortgage. But if you meet all the required criteria of the lender satisfactorily, you may qualify for the loan faster.

You can try to get a loan 1 year after foreclosure, but you will have to pay a very high rate of interest. It will be better to wait.
