i have multiple mortgages on my credit showing good payment history but the last mortgage ended in foreclosure. 26 months on the market in atlanta, went into short sale situation, multiple offers refused by bank and after exhausting all my savings, i could no longer make payments and it foreclosed dec 2008. although i had revolving credit issues prior to the 26 months that the house was on the market, i now carry no other debt except an auto loan. i moved into a townhome where i made monthly rental payments for over two years with no late pays. my father recently purchased an investment home and is allowing me to rent with the understanding i will refinance when able. what do i need to prepare for now so that i can purchase the home as quickly as possible from my father? i have been at the same job for 9 years and in the same industry for 23 years. what is the best approach to this situation?
