My in-laws started renting a place from a friend of theirs last March in FL. It turns out the HOA does not allow renters and to get around this the landlord quitclaimed half the property to my in-laws without them knowing. They found out this out because they were served with foreclosure papers as an interested party and the county sent them a proposed tax bill.
The landlord says she is going to get the loan modified but I personally don't think her chances are very good right now considering she's already been served foreclosure papers.
I'm worried my in-laws will get stuck with the tax bill and maybe the bank will be able to go after them for some money. I advised them to see a lawyer but they are a little strapped for money right now. Any advice on what they should do?

ask your in laws to give a quit claim deed back to the owner fo the house and ask them to record in county office immeditely

You've given them the right advice by asking them to consult an attorney. If the landlord is unable to modify the loan, your in-laws would have to pay the tax bills. Your in-laws should contact an attorney and check out if they can quitclaim the property back to the original owners immediately in order to get out of this mess.
