The property was listed by a real estate company as a MFF home on 4.5 acres. I placed a cash offer and got my offer verbally accepted. The next day I was informed by my agent that the seller agent was informed by Freddie Mack that there was no title on the MFF home and was being sold without a title. They are not allowing time to get the title cleared up and I had to sign an addemdum to purchase without title. Well I did a title search and found that there is a bank lien on the title. How do I get clear title? I did a home inspection and have to make a decision right away before the 10 days is up. I already agreed to buy the home without a title (but I just recently found that it still shows a lien) and thought I could get the title and then do an affidavit of affixture. But the bank still would have to release the lien from the title and I cant get any answeres from the bank. I have talked to the assett manager, credit department etc. What should I do, I am running out of time?
Hi smorningstar,
Unless the lien is paid off, you won't be able to get a clear title on that property. You should contact the seller and ask him to pay off the lien. If the seller is not ready to pay off the lien, then it's better to not go for this deal.
Thanks
