Life estate

I have a deed for property in Georgia that belonged to my mom and dad. In the deed it says she has a life estate. I want to sell most of land and give some to my children for their inheritance. She claims I can not and she will sell it out from me even though it is in just my name and I have paid the taxes for over ten years. Can she do this?

Unless she gives away her life estate rights, it will be difficult for you to sell off the property. It will be better if you could contact an attorney and take his opinion in this regard.

Welcome to the forums!

Though you have paid the taxes for 10 years and have your name on the property deed, your mother has the rights to stay in the property for her whole life. So, unless she gives away this right, you cannot sell off the property.
