quit claim question

I own and live in a home in Georgia on an acre of land,my step sister was quit claimed to my property by me in case I died during surgeries to make sure my young children would get my home and property she will not sign my home back to me. I pay all expenses,property tax, and insurance for the last 23 years. Is she responsible for the taxes, repairs etc btw she does not live on the property: or is there any loop holes in a quit claim which I can regain my property back? Please help

Welcome to forums!

As her name is on the property deed, she is responsible for paying the property taxes, utility bills, etc. If you want to get back the property, then you will have to ask her to sign a quit claim deed in your favor. Once she does so, you would become the owner of the property.

Again I must repeat she will not sign the property back over to me. I have an attorney which has become expensive and hasn't helped me at all. My attorney wants me to sign my half of the property by quit claim to my daughter because if I died the other person would not get full ownership. I would like to put a lien on my step sisters half to force her to pay 23 years of back taxes, repairs and insurance which she has never helped pay. Hopefully this would force her into signing the property back to me. Is this possible ? Also if she IS responsible for back taxes etc: would that change if I do quit claim to my daughter? please help my step sister knows shes getting something free that she never paid for or helped with any taxes or upkeep. I paid in full by check at the closing table,nothing is owed out like a mortgage or any dept.

You won't be able to place a lien on her share. The lien is placed on the whole property. You may be able to place a lien on your sister's other properties but you will have to file a lawsuit for the same. If you get a judgment against her, then you would be able to place a lien on her property. As the owner of the property, she would also be responsible for the back taxes.
