Transferring Deed

bought a house with grandparents and I was the prmary he was the cosigner am I able to put this house up for sale without him or do I have to get his permission.
Or
the other thing if I don't sale and I wanted to take my name off of the house and make him the sole owner what steps would I need to take I live in Ga to make this legal and non issue
Hi finesse,

As both of you are the owners of the property, you'll have to inform your grandparents about the sale of the property. You can sign a quit claim deed and transfer the property to them. They would become the sole owner of the property. However, your name will still be mentioned in the mortgage deed. If the loan payments are not made on time, the lender can sue you as well as your grandparents.
