heloc questions

Is it possible for me to get a small heloc ($10,000) on my home with this scenario? I have co-signers on the first but would they have to sign for the heloc as well?

1. value of home: $220,000 1st mortgage balance owed: $158,000

2. credit score around 580, self employed and not very good income as the business is slow to start, that's why I need the funds from a heloc to invest in the business to generate better revenue.

3. Lived in home for 4 years, paid off original 1st and used the co-signer to help get a better interest rate on the existing $158 first mortgage.

based on your description of income, i would suspect that most lenders would decline to grant such a loan. that's not to say there aren't lenders out there willing to take such risks, but they are hard to find. furthermore, if you find someone, i suspect you'll be paying a premium.

if you do some digging into the origins of the "mortgage crisis" you'll find that self employed borrowers with sub-standard credit scores were held up as major culprits. lending is risky business to begin with; increasing the risk by offering "not very good income" and not very good credit isn't going to hold up very well in 2008, i'm afraid.

I purchased my home as the only borrower. I have since married and the house/deed is still in my name only. Can my husband be listed as a co-borrower on a HELOC loan if he is not on the original mortgage?

Your husband should be added to the property deed first and then he can take out an HELOC. It will not matter if he is not on the original mortgage.
