3 days to settlement and only have good faith estimate

I think the lender needs to provide you with the HUD-1 Settlement (which lists the exact closing costs) a day before the closing. But the closing papers, which you need to sign, are usually provided at the time of closing.

the lender cannot provide a hud-1; this comes from the closing agent. typically, your final figures won't be ready until a day or so prior to closing. this is normal. the gfe should be pretty accurate, nevertheless. you can always consult with your closing agent to ensure there are no big surprises, though.
I would like to point out that it is not unusual for final cost to not be available until the day of closing with loans that are trying to be finished last second for any number of reasons. That said, any loan officer worth a darn should be able to give you the final breakdown of these cost within a couple of dollars 1-2 weeks prior to closing.
To clarify, there is the good faith estimate that is required to be sent to you within 3 days of application. Then at closing, you will receive the settlement statement that shows the final costs. By law, you can request this 24 hours in advance of the closing documents to review. Hope this clarifies the two documents that show costs.
