can lender add new conditions after they already disclosed a conditional approval to the borrower?
Yes, and you're going to continue to receive more conditions as the loan progresses, and all of them need to be satisfied as per the Underwriters requirements in order to get the mortgage. And some of them probably aren't going to make any sense to you ... it's just the way it is with this crazy market we're in right now.
but most of them will make sense, and they will, in large part, be created by the methods by which most customers satisfy their conditions. there will be bank statements with sudden large deposit amounts that are not accounted for, or discrepancies in hours worked versus claimed hours regularly worked. all these will come into play throughout the process, and it will bring frustration to all concerned.
