If my father co-signs with me for a mortgage for the purchase of my home will he be on the title? Can my wife and I still file homestead exemption on the property? He would like to help my wife and me but does not want any share of the home. He also does not want to be sued should someone be injured on the property. If he has no concerns of us not paying the loan, would there be any need to ever remove him form the note?

Welcome to the forums.

Usually a cosigner need not be on the title. So, there's no need to add your father to the title until and unless he expresses an interest to share ownership with you.

Since you and your husband are on the title, therefore you can apply for the homestead exemption.
