Will I be able to get a mortgage?

I have a credit score of 640 and an annual income of approx. $30k. I am looking at a house listed at $64,900, will I be able to get a mortgage? I only have about 10% to put down though... Also, I am married, my husband's credit is not so good, can I get a morgage just in MY name??

So, since we live ina community property state (Washington) will that include all of his debt or just debt that has accrued SINCE we were married? He hasn;t gotten anymore since then, does that even make any difference at all?

All debts from his Credit report will be included in the Debt Ratio, which can be problem in this case...go to the lender section on mortgagefit.com and find a WA lender to talk to...they will be able to discuss the process more in detail with you and see if the loan is possible

streamedbeam, if you have any experiences that you can share that might shed light on a topic, please do so. if you have any especial experience in mortgages, loans, real estate, etc. please share that also. if you are simply here to learn, please ask any questions that make sense to you to ask. many of them will have already been answered, so you may find that there will be duplicates. if you navigate the site and look around at some of the subjects, you might find answers to questions you have.
