If the grantee misses a payment on mortgage is the grantor responsible?...Hello.. I think I understand how this quick claim works in so much as I (the grantor)give up all rights to the property to my ex (the grantee) but my name is still on the mortgage. However, if my ex is unable to pay the mortgage on time how will this affect me. Thanks

If the grantee does not pay the mortgage, the lender will ask you to pay it off. If you do not, the property will be foreclosed upon and your credit will fall by 200-250 points. Moreover, the lender may also plan liens on other properties that you own if he cannot recover his debts from the foreclosure sale.

clearly, it would seem you're not yet in danger of foreclosure, based on the original question. however, it is true that as the original borrower, you are obligated on that mortgage loan until the day it is paid in full. you might be able to negotiate with the lender to acquire a release, but that's a dubious premise, especially in these times.
