Hi there,
The question that i have is if you need a private loan or are you looking for a conventional mortgage. some lenders do not lend unless the loan amounts are 30k or higher but your local banks would be the best bet..if you credit is there, income etc etc.
If not then you may be able to get a private mortgage from an investments group. If you cant obtain financing through a bank then look up your local REIA group (real estate investors association) and they could point you in the right direction. I am a member of NYREIA and i cant comment on another group but they typically would be able to help.
Good luck.

Be sure to weigh all your options, if you make a decision when you are desperate you may find yourself in more trouble later. You have gotten some good suggestions here, look into both and see what will benefit you more.
I agree you must sit down and think about your options...make sure you write down the pros and cons of each option. Dont jump right into something.
