I'm confused, how do I shop for the best loan? I've read that you should approach your Bank, a lender , a broker, credit union.. how do I do this, do I fill out separate applications, just talk hypothetically? How does a person find out which company, bank or broker has a good track record? does anyone specialize w/ lower income people looking for lower priced property?

as for low-income, etc.: yes, indeed, there are many lenders whose loan officers specialize in lower income borrowers - often it's just the area in which they are located that can make that happen. the market i work in, as it happens, is one in which we have lots of lower-income borrowers.
