My wife and I are separated. She want to keep the house and try to get the mortgage reduce so she cna affor it herself in her name only, can I keep my name on the title and just take my name off of the mortgage, just in case she sells it when the market goes back up. I want to get some money out of our house. I just don't want to give her a 600,000 house that I have help pay for in the past five years . Help me !

to take your name off the loan, your wife has to refinance in her name. now, if both of you are on the loan and the refinance is done only in your wife's name, the lender might have an objection to that. you can also draft a written agreement with the help of a lawyer, wherein she would be legally bound to pay you your share of the property when she refinances the loan or sells the house.

If the both the spouses have their name on the property deed, then both of them are the owners of the property. The person whose name is on the mortgage deed will be liable to pay off the mortgage. If both of them refinance the mortgage jointly, then both of them would be responsible for paying off the mortgage dues.
