I am divorced from my wife and she is responsible for our mortgage. I have moved and would like to purchase the home I am in. I will have a large down payment looking for a 30 year mortgage for around $145,000.
I am sure that any one of us on here would be happy to help you. Just ask. Meanwhile, when you say your wife is responsible for the mortgage.....do you have that in a legal document? You will need it if that mortgage is still on your credit report.
Hi richardyoung_jr!

I guess, the earlier mortgage is in the name of your wife. In that case, you will not face any problem in getting a mortgage in your name provided you have a good credit score and stable income.
You can speak to the lenders of your area and check out the rates available in the market now. However, you can also seek a no obligation free mortgage consultation from the lenders of this community. It will give you a fair idea about the type of rates you can get when you apply for a loan.
Feel free to ask if you have further queries.

richard, eric has an excellent point here. if you can document that you're not responsible for the previous mortgage, that's a huge benefit to you.
