Hay Cliff, Houston is where I plan to relocate to after In find out how I can get the most for house in deed in lieu or something that will give me at least 5,000. I was hoping that in the deed in lieu I could get that since I have some equity. for month now I have been fighting with the bank about first a loan modification they gave me one but didn't tell about the rules for being on the modification. After I had met the trial they phone me and said the I was no longer on the program because the house was not owner occupied some they knew along how could I have received the paper work to signed for the modificatin. However after telling was no longe eligible they said you now us 2400.00 I said I wasn't that much behind when I signed up for the loan modification. then what they did was listen to all that I had said and came back with you didn't pay us January -April. which is not true I did do the modification and my daughter made a payment in October and I had make one since then. What this bank dose is listen to what you say then regroup on what you have said and come back with something different each time and to boot I had to started letting some take the paper work that I get from them out of my house because some how the paper work pertaining to my house start coming up missing from my house right along with my bank statements. true story of which can verified. So because of all the problems I had with and the many time I have called the corporate office to plan I'm with someone they already have set to take my calls therefore I can get nothing in favorable response for this bank but it okay I be alright because there a God. I will 65 years and everyone is concern about my have to start over but me because I have many talents and skills God will see me through. so if you direct me to the right to get this deed in lieu of foreclose that will work for me.
Thanks sincerely.

hi realestateoptions!
welcome to forums!
as you're delinquent in your mortgage payments, you can definitely apply for a deed in lieu of foreclosure. you should contact your lender and apply for it. the lender will go through your financial situation and let you know whether or not you qualify for a deed in lieu of foreclosure. if the lender accepts your request and sells off the property and receives a profit from it, then he will give back the excess amount to you.
feel free to ask if you've further queries.
