I have been working with my bank since march and amoung all frustration of being denied because of allegated "missing documents" or "late submitions", I finally got to work with one customer service, but my application was denied "Your loan is not eligible for a modification" with not more explanation. Now they are offering three option: short sale, Deed in lieu of forclosure, and Fannie Mae Deed fo lease Program. I know that if they reduce my monthly payments I will be able to afford the house and keep my kids in the neighborhood that they love so much. I'm separated from my spouse and that is the reason why we are in this mess. Is there any other resource that I can use to keep my house?

You can once again contact your lender and apply for a loan modification. But again, it is true that it will completely depend upon the discretion of the lender whether or not he will consider your request.
