deed in trust

To qualify for refinancing a deed in trust, as the trustee, I have been advised by my broker to file a quick claim deed. Who do I list as the Grantor? Both of my parents who had the deed held in trust are deceased.

As your parents are deceased, a quitclaim deed won't serve your purpose. You will have to file an affidavit of heirship at the county recorder's office in order to get the property transferred in your name.
