can the lender still pursue judgement? what can I expect after I sign

normally after a deed in lieu of foreclosure, the lender cannot come after you to recover the deficient balance amount. but if you sign a promissory note mentioning that you will pay off the deficient balance, then the lender will be able to come after you.

Welcome to the forums!
If the bank is not asking for a promissory note, then I don't think you will be liable for paying the deficient balance. You will only have to surrender the property to the lender in order to get rid of it.
