If I want to give the house to my daughter can I use a quik claim deed? the house is in my name only and the mortgage is paid off, there is no other loan on the house. will it be alright to use it and where I can get the deed form from?thanks for your replies.

You can use a quit claim deed to transfer ownership of the house in your daughter's name. As there is no loan on the house there will not be any difficulty in the transfer. In the deed you will be named as the grantor and your daughter the grantee. After making the deed get it notarized and recorded with the county recorder's office. This will make it a proper legal document completing the title ownership transfer.

It's true that you can the deed from any website but then I shall advice you to get the form being drafted by an attorney.
You may find websites talking about getting deeds prepared by attorneys. But then I am not sure of it.
The best thing is to talk to an attorney individually and get the deed prepared by him. You can explain him your requirements and he can prepare the deed accordingly.
