I haven't missed payments but the payments for one month was short, causing past due balance. I will be calling company to find out how to get caught up to avoid problems down the line.
IN NYC how quick does foreclosure action take place when you have past due balance but payments are being made?
Trying to hang in there even though financially challenged with tax payments paybale monthly to state and IRS and each want in excess of 300 per month basing off of total income on tax forms which include payments from other sources (annuity before age 59). So these extra payments are tough and cause challenges.
Any feedback appeciated.

Welcome to the forum.
It is good news that you have not made any late payments. It is also good that your are trying to contact the lender as you have problem regarding your mortgage payments.
Generally if you have made three months late payments, then the lender will go for the foreclosure.

Most lenders will go by when the last due date was. Once you become 60 days late they will usually start foreclosure. Keep making payments as to make sure that you dont hit that 60 day mark.
