factual credit report

is there anything called factual credit report that is pulled by lenders/brokers for mortgage over $150000? is it true that this report shows entries that are not present on a normal cr? and that it includes acoounts older than 7 yrs. which fall off or got removed becuase I disputed them?

When $150,000 mortgage were not frequently made out a full factual data disclosure or a factual credit report was used to be ordered by lenders. It does contain more info like deleted account details..

It is true that Full Factuals were pulled by lenders at times when 150s were not made out that frequently and which is why even many LOs also do not know of it. But some companies do sometimes pull. very rarely though.

do the major credit bureaus offer factual credit report?

If a lender ask for a factual credit report then the 3 bureaus would provide them such a report but nowadays hardly anyone asks for them as $150,000 loans are quite common, which was not so earlier.
