what is a fiduciary deed??

It is a type of deed used in property transfer from a grantor who is a fiduciary. Such a fiduciary position can be of a trustee, executor, guardian or a conservator acting as per his official capacity.
Such a deed only provides warranty that the fiduciary is acting as per the authority he has and within his appointed capacity.

a fiduciary deed is signed over by a fiduciary who gives the warranty that he is duly appointed and will be acting within his authority. a fiduciary deed is almost similar to a quit claim deed.
Once a deed is issued by the court, can a unhappy complaintant revolk this deed

As far as I know the Court take the final decxision. But if you are unhappy and wants to revoke the deed then consult with a lawyer first.

need the format for a fiduciary deed and to know the procedure for obtaining a loan on a fiduciary deed.

You should contact a real estate attorney and take his help in getting the fiduciary deed drafted. As far as the loan is concerned, you will have to contact the local lenders for the same.
