hello, my husband and I have just received our mortage commitment letter. The lawyer called and said that thihngs can be delayed becuase the seller does not yet have the title search.. I guess he ordered one, but it can take a while becuase it will go back to 1920...How long does it usually take?

In a title search many things are examined like divorces, contests over wills, Liens, court judgments, records of deaths, these all can have an affect on the ownership rights. And these can take up some time.

Aimee, in continuation to what James said..

Usually public records for real estate are usually spread over many government offices, county courts, deed recorders and tax assessors.

Nowadays these records are usually computerized, so a title search can complete quite quickly. But some cases are also there in which courthouses may need to be visited and examination of other relevant public records and files done, which can be time consuming.

Not sure what state you are located in. In New Jersey, the buyer's attorney orders the title search, not the seller's attorney. I would think your attorney orders the title search.

As noted above, title searches typically take from two weeks to three weeks mfor purchases.
