Joint Tenancy

Does a quitclaim override the title to a home where there are 2 people on the title, at the mortgage company, and the recorder's office shows four people on a quitclaim. One of the person on the title is deceased.

To answer your question........ Yes through a quitclaim deed you can change the title. Title shows the legal ownership of the property. So as the quitclaim deed changes the ownership it also changes the property.

I don't get your question. So explain it a bit more.

Regarding title I would agree with Larry that you can change the title through quitclaim deed.

a deed is only part of the title. To get the whole title, obtain a title report from a title company.

After my grandfather died, my grandmother refinanced her home and put my Aunt on as a joint tenancy. Make a long story short, one of my other Aunts had my grandmother to sign a quitclaim deed 3 weeks after my grandpa pasted away. The quit cliam deed was put into My grandmas four daughters name. I am assuming it deeded the estate over to the four girls. My Aunt who's name is on as a joint tenancy wants to buy the home, but the other Aunt who had my grandma sign a quitclaim deed will not sign off so I was wondering if quitcliam deed is any good since the one Aunt is on as a joint tenancy?

Welcome back.

Your grandmother can only quitclaim her share of the property. So I think your aunt is also an owner of the property with your grandma's four daughters. So your aunt can only buy out if your grandmas four daughters willing for that.
