i have a judgement against me personnally from 1992. can i quit claim my residence to my kid with clear title?
Hi ghrtpacpa!

You can quitclaim the property to your kid only if he is an adult. If the house has no mortgages or liens against it and if your kid is an adult, then you can quitclaim it.

I believe the judgement should not be against the property though.
If it's against the property re-recording the deed, the judgement would need to be paid.
that has always been my understanding.
The title officer you are using to do the quitdeed, should be able to answer your questions.
