my husband and I have a mortgage and want to buy a vacation home in another state. If the the lender says our debt ratio is too high for the second home, could we qualify with a cosigner with excellent credit?

A co-signer with good credit may help you in qualifying for a mortgage. You can inform the lender about the co-signer and I don't think you'll face any problems in getting a mortgage.
