i signed a quit claim over a year ago from divorce with the understanding she would refi in her name only , i am the primary on the mortgage can i assume the loan in my name only with that quit claim being there?
what should i do
Man you signed the deed over and did not get you name off the mortgage at the same time. The house is hers, but you are as responsible for the loan as she is

Welcome to forums!

You already have the mortgage in your name. You don't have to assume it any more. If your ex-spouse is unable to pay off the loan, you can ask her to transfer the property to you and you can start making the payments to save your property as well as your credit score.
