my husband and i are about ready to have a baby, and when we got married i never added his name to the mortgage loan. we now want to refinance to get a lower interest rate and into a fixed rate. my current lender told me that we could not refinance with just my husbands name and remove mine because we are married and my name is on the loan. i don't think that is accurate. we are currently adding his name to title and will keep my name on title but want to refinance with only his name on the loan. i am not working right now due to the baby and don't want all my debt included in the qualifications on the refinance. can somebody tell me if this is possible?

The reason why your lender may be giving you a hard time is because your husband is not on the mortgage or the deed right now. So, regardless as to whether you are married, he has zero interest in the property.

Even with a refinance to add his name to the mortgage loan and title. We want to just refinance with him only on the loan and both our names on title.
