Hello,
I bought a home in 2007 the loan was made only under my name my wife was included on the property deed.Now we are separated and she wants to make a loan to buy a house but she is having problems because of the deed on her name .Can she be taken out of the deed?

I have never seen in my life till date that person is having problem with haing name on deed.Most of the people are in trouble due to having name on mortgage.

But if that is so, then you can use quit-claim form,get it signed from your wife and the problem will be solved.

quitclaim is better option here in your case.
