i need to get my ex wifes name off title as i have updated my homeowners insurance & insurance co. says i need quit claim to to remove her.i have supported this house/property for several yrs. now.the 1st year we were divorced i re-financed & she signed papers to remove her self.i have contacted morgage co. & the have been no help so far,so am trying to get taken care of correctly thanks dugno

Hi Dugno,

As the insurance company has said to remove your ex-wife from the title of the property you will have to ask her to transfer her share in the property by way of quit claim deed to you.

hi,

quit claim deed will help to remove her from the title of the property but to have her name off the mortgage; you will have to refinance the mortgage in your name.

these two things including getting the quit claim deed notarized and recorded at the county recorder's office will help properly transfer the property and also the mortgage in your name.

Hi Dugno,

When you have refinanced the loan in your name, you should have removed your name from the title by having your wife sign a quit claim deed or even better a title deed/warranty deed. For this, you should approach an attorney or a title company.

The mortgage company should be informed about this and if they don't object, you can carry on with the transfer of ownership. However, I don't think the company will have any objection if your financial situation is fine.

You have said that you were looking for some help from the company. Can you tell me what kind of help did you ask for? May be I can give you better suggestions.
